How to use this page

A form number is only the beginning.

Queensland tenancy forms are tied to the event they describe: an entry, a breach, a pet request, a bond claim or the end of an agreement. The same word—“notice”, for example—can point to different documents depending on who is giving it, why it is being given and what kind of tenancy is involved.

Read every field

Check the names, property address, stated reason, dates, service method and version. Do not rely on a screenshot or an old PDF saved on your phone.

Keep a clean record

Save the original message or envelope, the completed form, proof of delivery and the documents that explain the issue. Avoid uploading private identity or banking documents to a public site.

Follow the official path

Use the RTA for current process information. QSTARS may be able to provide tenancy advice to eligible Queensland renters when the issue affects your housing or a deadline.

What this finder cannot tell you

It cannot confirm that a notice is valid, calculate every service or notice period, decide whether a ground applies, or tell you what a tribunal will order. Agreements, accommodation types, dates and personal circumstances matter. If a notice may affect your housing, bond or QCAT rights, get current advice promptly.
